Homesmart have many years' experience in renting property in the Liversedge and surrounding areas of West Yorkshire. We believe that the process of finding a property and renting shouldn't be daunting and we try to make it as simple and pain free as possible:

Step 1. Look for rental properties using the search box above to set your criteria. When you find a property that looks suitable check for restrictions such as no pets or smokers. Our rental properties stock list changes frequently. If you don't see the right property for you call and leave your details or register yourself via the website.

Step 2. Call or email us and arrange a viewing. We offer flexible viewings to suit your requirements six days per week, day times and early evenings.

Step 3. If you would like to apply for a property, request an application form, one to be completed per adult over 18 years old by either clicking on the link below or ask for a form to be emailed to you. For Money Laundering purposes we need to see originals as follows:

  1. Proof of identification such as passport and drivers licence
  2. Proof of income in the form of wage slips and any top up income from government benefits. For the self-employed we need to see a business letterhead, three years accounts, bank statements & the last Inland Revenue return.
  3. Proof of residency such as a utility or council tax bill
  4. Proof of disposable income on an income and expenditure form.
  5. Proof of a recent bank statement.
  6. For people with an IVA, Debt Order of CCJ we must see written evidence of what is owed, to whom and what payment plan is in place
  7. Non UK passport holders are required to have a RIGHT TO RENT CODE

In some cases a guarantor may be required to assist the strength of an application or is the applicant is under 25 years old. If you are unsure what your credit rating is it will be prudent to first check yourself with any free credit check company before you pay your fee to us to apply. A holding deposit of a week's rent will secure the property and the referencing is done quickly.

Step 4. Once your application has passed we ask for a holding deposit, typically the equivalent of the bond to hold the property for you until you are ready to move in. No later than the day before the move-in day the first rent is due in advance for the first month's rent period. Future payments must be made by standing order into our account.

Step 5. You sign an Assured Shorthold Tenancy Agreement for either 6 or 12 months. Your holding deposit now becomes your bond. This is paid to the government's Deposit Protection Service until the end of the tenancy to ensure your money is always safe. You collect the keys and move into your home.

You will need to arrange home contents insurance. We can provide a quote for contents insurance for you should you need help. The landlord is obliged to insure the building and ensure the property meets legal standards for safety. If we manage the property we will do this on their behalf.
