The Homesmart Let Only service gives landlords access to our marketing and property letting expertise in West Yorkshire. Experienced landlords or owners happy to undertake their own ongoing management find it very useful to be able to use the power of our advertising and marketing to find new tenants. Once a new tenant is found, we pass the day to day management back to you as the landlord. Here’s how our Let Only service can help you find tenants for your property.

Advertising & Marketing

As soon as your property is ready to let, we access our database to find suitable tenants who have registered with us for property that fits your description. Additionally, we create an advert and marketing brochure and promote your property on the Homesmart Estate Agency website plus the leading national property websites including Rightmove, Zoopla and many other popular sites.

Accompanied Viewings

All viewings will be carried out by Homesmart Estate Agency six days per week, daytimes and evenings. We will provide post viewing follow up and landlord feedback.

Tenant Referencing

Check identity, visa status (if applicable), current employment, previous and current landlord, and financial suitability.

Inventory / Schedule of Condition

Create an inventory document that describes the condition of the property at the commencement of the tenancy. Colour photographs of every room and outside.

Initial Rent & Deposit Collection

Homesmart Estate Agency will collect the first month's rent and security deposit. Note: The landlord is responsible for protecting the tenant's security deposit in a Government approved tenancy deposit protection scheme. Homesmart Estate Agency can protect the deposit, or the landlord.

Standing Order

We will ask the tenant to complete a standing order mandate for the future payment of rent directly into the landlord's bank account.

Check-in Process

We will read all utility meters and transfer utility bills into the names of the new tenant(s).
